Stage your home

Put away toys, collections, knickknacks etc. If you are trying to sell your house in Mississauga, you want potential buyers to walk in and imagine how their belongings, furniture etc. will fit in your home not be overwhelmed with all your stuff.

De-personalize

Take down family photos, trophies and other personal touches. Buyers need to imagine the house as a blank slate, ready to decorated by the next home owner. When they come for your open house, they need to be able to envision themselves living in it.

Consider holding an early viewing just for the locals

If you are trying to sell your house, you do not want an open house event to be flooded by neighbours simply browsing. For instance, if you are having an open house from 2pm to 5pm., invite your neighbors in the afternoon. It will make them feel good and allow the agent to focus on the most interested parties when the real open house starts.

Promote heavily

Make sure your open house is listed on the MLS and on other Internet sites. A good Realtor will know what to do. There is a lot of competition in such a large city and your house has to stand out.

If you are interested in selling your home or property, there are a number of factors to keep in mind. Often people are stuck asking themselves, “how?” Hopefully the below seven tips will help you on your way.

1. Don’t ask for too much money.

When you purchase a home, you need to keep in mind that the money you paid for when you bought it might not necessarily be its current worth—or that it’s appreciated in value since you bought it. If you expect to sell your home, you will need to be reasonable.

2. Don’t skip the marketing.

Now a days, a for sale sign and a nice online photo does not make the cut. You will need to consider things like staging your home and involving a Realtor to properly advertise internally.

3. Get help

If you’ve bought and sold half a dozen homes of your own or you live in a sought-after neighborhood where they sell in two days, you might be able to pull it off on your own. If you aren’t a seasoned Realtor, however, you might want to consider allowing a professional to take over. Some people even feel more comfortable buying from a professional Realtor.

4. Fix things that are broken

If sellers walk through your house and can blatantly see all the things they are going to need to fix to move in, not only may this be a deterrent, but they might wonder about all the things they are not seeing. Unless they are prepared for major renovations, they will move on to the next home.

5. Don’t get too attached

It was your home and now you are selling it. Prepare it for a future owner, do not cling on to items of the past or expect that everyone will like your current style or décor. The object is to sell your home, if you are too attached, maybe you do not really want to move.

6. Clean

Buyers should walk in and feel like they can move in the next day. Creating the comfortable and easy feeling will go a long way to selling your property.

7. Do not get offended by a low offer

Take this as an opportunity to negotiate. If people can save some money, they will try anything. Do not pass on an offer simply because you don’t like buying tactics.
