Tips On Selling Your Home

Tips on Selling Your home

If you are interested in selling your home or property, there are a number of factors to keep in mind. Often people are stuck asking themselves, “how?” Hopefully the below seven tips will help you on your way.

1. Don’t ask for too much money.

When you purchase a home, you need to keep in mind that the money you paid for when you bought it might not necessarily be its current worth—or that it’s appreciated in value since you bought it. If you expect to sell your home, you will need to be reasonable.

2. Don’t skip the marketing.

Now a days, a for sale sign and a nice online photo does not make the cut. You will need to consider things like staging your home and involving a Realtor to properly advertise internally.

3. Get help

If you’ve bought and sold half a dozen homes of your own or you live in a sought-after neighborhood where they sell in two days, you might be able to pull it off on your own. If you aren’t a seasoned Realtor, however, you might want to consider allowing a professional to take over. Some people even feel more comfortable buying from a professional Realtor.

4. Fix things that are broken

If sellers walk through your house and can blatantly see all the things they are going to need to fix to move in, not only may this be a deterrent, but they might wonder about all the things they are not seeing. Unless they are prepared for major renovations, they will move on to the next home.

5. Don’t get too attached

It was your home and now you are selling it. Prepare it for a future owner, do not cling on to items of the past or expect that everyone will like your current style or décor. The object is to sell your home, if you are too attached, maybe you do not really want to move.

6. Clean

Buyers should walk in and feel like they can move in the next day. Creating the comfortable and easy feeling will go a long way to selling your property.

7. Do not get offended by a low offer

Take this as an opportunity to negotiate. If people can save some money, they will try anything. Do not pass on an offer simply because you don’t like buying tactics.

Commission on Selling a House

Mississauga Toronto Realtor Commission

Commission on Selling a House

Many people often wonder how Realtor’s (Real Estate Agents) make their income. The answer is simple, Realtors predominantly work on commission when selling a house (listing agent). This usually also means the more deals they are able to close, and the more money they are able to get for their clients, the higher their commission will be.

Sean, on the other hand, works with you to achieve a common goal. For him, it is not only about making money, it is about building a network, long term relationships and the referrals that come from his high standard of client service.

Sean will be working diligently towards results as quickly and efficiently as possible. The standard Realtor commission in Canada is negotiable. In Mississauga, the usual rate is typically around the 5% mark. Sean Azim offers a competitive and discounted rate as low as 0.5% commission as the listing agent. The buying agent will still have to get their 2.5% cut as few are willing to work at such discounted rates, saving you a total of 2% on the sale of your property. 2% might not sound like a lot but considering the large numbers you will be working with, 2% can mean savings of $10,000.00!

Many other Realtors work for real estate firms and it would not be uncommon for a them to pay 30% to 50% of their commission to their firm leaving as little as 1.5% in the Realtor’s pocket. This is often why other Realtors offer higher commissions as they are concerned for their cut.

Commissions in Canada are negotiable although Realtors are strongly encouraged not to go below 5%. The concept here is that the level of service you get is worth the full commission. In fact, according to recent statistics, homes sold by Realtors sold for 16% more than homes that did not use a Realtor. 16% may sound like a small number but 16 % of $450,000.00 for example, is an extra $72,000 in your pocket.

With Sean, you get all this and more. Sean prides himself in being a client oriented Realtor in Mississauga and he is more concerned with satisfying his clients than making a high commission. For Sean, there is no greater reward than a job well done!

If you are interested in buying or selling your home in Mississauga or Toronto (GTA), Sean Azim should be your first point of contact. He offers competitive commissions, service packages customizable to meet your needs, and regardless of commission, he always gives 100%!

Consider that finding a quality Realtor like Sean Azim and worry less about selling your home and more about the future in your next dream home.

Now you can get full MLS listing services for a very low commission in Mississauga, hire a Full Service Mississauga Realtor (Mississauga Real Estate Agent) for low commission. In today’s market, Mississauga Real Estate Agents (Realtors) work on a commission basis and receive payment only after the successful completion of a sale. As the property seller, you will be asked to agree to pay this commission as a fee for the agent’s (Realtor’s) services. The commission is usually stated as a percentage of the total sale price or as a fixed dollar amount. Note that HST is applicable to commissions.

The commission rate charged by Real Estate Agents (Realtors) is neither fixed by law nor by any real estate board in Ontario (Mississauga); it is negotiable between you and the Real Estate Agents (Realtors)  you engage to help you sell your property. The seller’s brokerage traditionally pays portion of the commission to the buyer agent’s (Realtor’s) brokerage.

Traditional commission rates are in the 5% and 6% range, around Mississauga. However some Real Estate Agents (Realtors) might charge less. Usually half of the total commission paid goes to co-operating broker (Real Estate Agents Realtor) who works for the Buyer when searching property through MLS). You also can find Real Estate Agents (Realtors) who will charge a very low commission fees for selling your home. But don’t expect this rate discount from all agents.

Realtors (Real Estate Agent) who charge low commissions specialize and focus on clients who can’t afford to pay high fees when selling their property either on MLS or exclusivly, yet they need the service of an Real Estate Agents (Realtor) to sell their property. I also have to make this very clear that by charging low commissions I don’t intend to take away business from my fellow Real Estate Agents (Realtors)  or discount the services they provide for the fees charged. Similarly I have no problem with a property owner who can afford to pay 5 or 6% commissions.

I have had the pleasure of helping many families who otherwise could not afford to hire an Real Estate Agents (Realtor) to sell their home if they were to pay 5% commissions when selling their property.

Hope those answers were helpful

In the past, MLS listings have been a ‘secret weapon’ because real estate agents (Realtors) had exclusive access to the data in the database they owned. Now, though, MLS listings can be found across numerous internet sites that often add additional valuable data, such as the most recent sale price for each home.

Some agents try to control access to MLS data by requiring that potential buyers enter their contact information before being allowed to see details about a property that interests them.

Things to Know About the MLS

  • MLS results don’t add up to the national sales figures reported by the National Association of Realtors. The NAR uses a formula that projects sales based on a sampling of regional sales.
  • MLS systems must allow discount and ‘by owner’ listings entered by licensed agents. Numerous court decisions affirm the right of agents to operate their businesses as they see fit, even if that means that full-price agents are annoyed when ‘by owner’ listings are entered into the MLS by a discount-fee agent.
  • MLS sales reports are a good estimate of market activity, but are not the final word. Participating agents often postpone paperwork such as entering ‘sold’ listings into the MLS. County property and tax records are the most authoritative source for actual sales, though it takes time for the latest sales to show up in those systems.
