Investing in Real Estate Mississauga

Investing in Real Estate Toronto

If you are like many prospective home owners, you may look at owning a home or property as not only a dream come true, but as an investment. Like any investor, you are also going to want to see a return on this investment.

Investing in real estate can be a tricky business, which is why many people turn to Realtors to help them make those important decisions they are unsure of. In an “easy come easy go” market like real estate, having someone in your court who knows what they are doing can help you make the right decisions. You do not want to be making a large sum investment in real estate only to have low returns.

Leading analysts and investors will tell you that a portion of your portfolio should be in housing assets. However, when investing in real estate you need to understand that it is a long term commitment and will not make you rich over nigh. Instead, patience pays off in investments such as real estate.

Many investors have most of their net tied up in their homes for which they are currently paying off the mortgage. This translates into a bulk of your net worth localized into your home. However, there is more than one way to invest in real estate.

Secondary Properties as investment

In Toronto, there has been a reported 18% fall in condo sales year over year, meaning that last year around the same time, condo sales were 18% greater. This indicates a move to home ownership or other property investment.

As the city continues to expand, so do condo buildings. You will notice them popping up all over the city as they fill the skyline, but who is buying all these condos? There are a shocking large amount of them unsold, which doesn’t seem to worry developers as they continue to build them. It begs the question, with all these unsold condos; will that not affect their value? The answer is yes.

Supply and demand, simple economics would indicate that with an overabundance of condos readily available, they lose their commodity value and therefore will decrease in value. Perhaps buying a semi-detached, townhouse or detached property as investment would make more sense over condo. If you have the cash maybe commercial property? Each client is unique, therefore the situation needs to be analyzed per client bases to make a better judgment about investment property.

That is not to say you should not invest in condos, it just means that you should not expect an immediate return on purchasing such a property. You should always work within a budget, and perhaps for you, owning a condo is not only what you want to do but what you can do at the moment. If this is your case, consider the fact that you may need to reside there for a longer period of time before you see a return on your investment.

Having a Realtor at your side will make all the difference. They can help you not only locate the real estate you are looking for but even suggest other options that perhaps had not even crossed your mind.

Mississauga Buyer Agent

Mississauga Buyer Realtor

For most of us, buying a home is the biggest single purchase we will ever make and it can be a nerve wracking, downright scary proposition, especially for first-time home buyers. Some people can, and do, go alone when buying home in Mississauga. If you’re savvy enough to navigate the murky waters of a real estate transaction then more power to you. But the value of an experienced Mississauga agent is immeasurable, particularly for first-time buyers.

Traditionally real estate agents (Realtors) represented the seller. That was true if the agent helped a home owner market a home or a home buyer find the right home. But agents (Realtors) are legally bound to represent the seller and typically the seller pays both the listing agent and the buyer agent who brought the buyer.

If you planing to buye a house, condo or town house in Mississauga, it is wise to hire a Mississauga buyer agent know knows the market and works for you. It does not cost you anything to have a professional Buyer agent working for you and you will also get a incentive if you chose Sean Azim as your Mississauga buyer agent.

Do you have a Real Estate Agent (Realtor) working in your best interest?

Mississauga Buyer Broker

If you want to have your own Real Estate Professional working for you and in your best interests, it is important that you enter into a buyer agent contract with the Real Estate Professional or sign a buyer customer service contract.  There is normally no cost to you to have your agent under contract; the seller pays the commission unless otherwise arranged with you.  However the agent you are using is now under contract to work only for you and in your best interests.

By law, unless your Misssissauga agent (Realtor) is working as a buyer agent and is under contract with you to do so, he is working for the seller.  All Real Estate Agents (Realtors) even the one showing you homes, listening to your dreams about the house you want and your financial worries about the cost, work in the best interest of the seller.   That means that by law Realtors must pass on to the seller of the home you are bidding on any information that may influence the home buying negotiations.

While for years most Realtors have, at least subconsciously, been working for their buyers after getting to know and care for them, there has been no law that says they are in fact the opposite is true. But how can a Realtor work on your behalf if he doesn’t know your financial picture, know where you will compromise in your wants, what are your essential needs.  In short, how can a realtor find you your dream home if you can’t tell them your dreams?

Who is that REALTOR working for?

In real estate there are 4 different possible forms of agency relationships: Seller’s Agency, Buyer’s Agency, Buyer’s Customer Service Agency and Dual Agency.

1.Seller’s Agent

When a real estate brokeragte is a “seller’s agent,” it must do what is best for the seller of a property.

A seller’s agent or also known as listing agent must tell the seller anything known about a buyer. For instance, if a seller’s agent knows a buyer is willing to offer more for a property, that information must be shared with the seller. Confidences a seller shares with a seller’s agent must be kept confidential.

A buyer can expect fair service and disclosure of pertinent information about a property.

Nothing will be misrepresented about a property. All questions will be answered honestly.

2. Buyer’s Agent

Buyer Agent

A real estate brokerage acting as a “buyer’s agent” must do what is best for the buyer. A written contract establishes buyer  agency. It also explains services the REALTOR will provide, spells out who will pay and specifies what obligations a buyer may have. Typically, buyers will be obliged to work exclusively with that REALTOR. Buyer agency contract must also have a expiry date, which means after the expiry date you are free to work with any other buyer agent you wish for. It can also be cancelled at at any time with mutual agreement between buyer and buyer agent.

A REALTOR working for a buyer will keep information about the buyer confidential from the seller.

3. Buyer Customer Service Agent

If a buyer does not wish to sign a buyer agency contract with buyer agent, the agent can still work with buyer and provide the buyer customer service. This in term means the agent will be fair to both home seller and the buyer. If you have a buyer agency sing with your buyer agent, then he be dault provides customer service to the home seller but is agent as your agent and works for your interest.

A Realtor working as customer service to the buyer provides customer service both the buyer and the seller.

4. Dual Agent

Occasionally a real estate company and its sales representative will be the agent of both the buyer and seller. Under this “dual agency” arrangement, the REALTOR must do what is best for both the seller and buyer and strict procedures must be followed. A REALTOR can be a dual agent only if both the buyer and seller agree in writing. Ask your REALTOR for more specific details.

  • REALTORS will be paid by the seller unless otherwise arranged with the buyer at his request. The listing agreement states the  REALTOR’s fee.
  • Buyers & Sellers will ALWAYS be told in writing who a REALTOR is working for.
  • Ask your REALTOR for more information

Finding the right Mississauga Buyers Agent  how do you go about it?

Finding a Mississsauga buyer’s agent in which you can have confidence and trust is similar to finding a seller’s agent. You need someone with whom you feel comfortable and who understands your needs and wants. It’s also important to find someone with the skills and expertise to help you find a new home as quickly and hassle-free as possible.

How to Sell My House in Mississauga

Selling your Mississauga property

If you are interested in selling your Mississauga home, condo or townhouse, one of the best ways of doing so is by price it right and offering an open house. This allows you to do a number of things with one event:

  • Gets the word out that your house is on the market;
  • Allows you to network with potential buyers and agents;
  • Let’s you maximize the amount of buyers visiting your house
  • Gives you the chance to meet with potential buyers and help sell your home

Before you can throw an open house and sell your house in Mississauga, you will need to:

How to Sell My House in Mississauga

Clean and repair your home

This should be self-evident. When asking yourself how to sell your home, cleaning up should be the first thing that comes to mind. Clean every nook and cranny like you have never done before. It should be as if inspectors will be walking through your home. Actually, that is exactly what it is. It is an open house, after all.

Stage your home

Put away toys, collections, knickknacks etc. If you are trying to sell your house in Mississauga, you want potential buyers to walk in and imagine how their belongings, furniture etc. will fit in your home not be overwhelmed with all your stuff.

Take down family photos, trophies and other personal touches. Buyers need to imagine the house as a blank slate, ready to decorated by the next home owner. When they come for your open house, they need to be able to envision themselves living in it.

Consider holding an early viewing just for the locals

If you are trying to sell your house, you do not want an open house event to be flooded by neighbours simply browsing. For instance, if you are having an open house from 2pm to 5pm., invite your neighbors in the afternoon. It will make them feel good and allow the agent to focus on the most interested parties when the real open house starts.

Promote heavily

Make sure your open house is listed on the MLS and on other Internet sites. A good Realtor will know what to do. Selling your house in Mississauga means good marketing and making sure that everyone knowns your house is for sale. There is a lot of competition in such a large city and your house has to stand out.

Post lots of pictures, make sure you have mail outs and even take out ads in your local paper. An open house is only as successful as the amount of people you can attract. This obviously increases your chances that one of them will be your buyer.

Evaluate your Property

One of the first things that an MLS Realtor will do for you is evaluate the property. This price may or may or may not be what you expected, a lot of factors will be considered. A good MLS Realtor will know the local market very well and be able to suggest a selling point. A factor that can affect the price of your home will be what other homes in the area are selling for and what other homes are sold for.

Provide Expert Experience

An MLS Realtor will also be able to recommend an inspection depending on the age of the home, work already done or visible imperfections. The advantage of inspecting a home before putting it on the market is to avoid any unforeseen defects before putting your home on the market. Many buyers now days will want an inspection done before they firm the offer and hidden issues with your home can seriously sour an offer. Further, another thing an MLS Realtor can do for you is suggest improvements to your home. Many people get accustomed to the “uniqueness” of their home without understanding that a few simple renovations or updates can mean significant returns.

Another way an MLS Realtor can help you is buy tapping into their network. Agents usually know one another and know what is on the market. Sometimes your agent might be able to get the inside scoop on a property of interest or use their connections to ensure your property gets the attention you want.

Advertising and Marketing

Licensed Realtors have the ability to post listings for your home free on the Multiple Listing Service (MLS). This is an internal database used by agents in the field and is a national search engine for the buying, selling and renting of properties. A good MLS Realtor will know what to include in these postings to maximize your results.

Organize Prospects

Having an MLS Realtor at your side also means you have someone to keep your realty needs organized. Keeping track of potential buyers, showings, viewings and following up on leads are just some of the regular tasks that a Realtor can do for you.

Negotiate Offers

When it comes time to it, your MLS Realtor will be your primary negotiator. They will do everything in their ability to ensure that you are not only treated fairly but that your best interests are fought for.

Tips On Selling Your Home

Tips on Selling Your home

If you are interested in selling your home or property, there are a number of factors to keep in mind. Often people are stuck asking themselves, “how?” Hopefully the below seven tips will help you on your way.

1. Don’t ask for too much money.

When you purchase a home, you need to keep in mind that the money you paid for when you bought it might not necessarily be its current worth—or that it’s appreciated in value since you bought it. If you expect to sell your home, you will need to be reasonable.

2. Don’t skip the marketing.

Now a days, a for sale sign and a nice online photo does not make the cut. You will need to consider things like staging your home and involving a Realtor to properly advertise internally.

3. Get help

If you’ve bought and sold half a dozen homes of your own or you live in a sought-after neighborhood where they sell in two days, you might be able to pull it off on your own. If you aren’t a seasoned Realtor, however, you might want to consider allowing a professional to take over. Some people even feel more comfortable buying from a professional Realtor.

4. Fix things that are broken

If sellers walk through your house and can blatantly see all the things they are going to need to fix to move in, not only may this be a deterrent, but they might wonder about all the things they are not seeing. Unless they are prepared for major renovations, they will move on to the next home.

5. Don’t get too attached

It was your home and now you are selling it. Prepare it for a future owner, do not cling on to items of the past or expect that everyone will like your current style or décor. The object is to sell your home, if you are too attached, maybe you do not really want to move.

6. Clean

Buyers should walk in and feel like they can move in the next day. Creating the comfortable and easy feeling will go a long way to selling your property.

7. Do not get offended by a low offer

Take this as an opportunity to negotiate. If people can save some money, they will try anything. Do not pass on an offer simply because you don’t like buying tactics.
