Who is that REALTOR working for?

In real estate there are 4 different possible forms of agency relationships: Seller’s Agency, Buyer’s Agency, Buyer’s Customer Service Agency and Dual Agency.

1.Seller’s Agent

When a real estate brokeragte is a “seller’s agent,” it must do what is best for the seller of a property.

A seller’s agent or also known as listing agent must tell the seller anything known about a buyer. For instance, if a seller’s agent knows a buyer is willing to offer more for a property, that information must be shared with the seller. Confidences a seller shares with a seller’s agent must be kept confidential.

A buyer can expect fair service and disclosure of pertinent information about a property.

Nothing will be misrepresented about a property. All questions will be answered honestly.

2. Buyer’s Agent

A real estate brokerage acting as a “buyer’s agent” must do what is best for the buyer. A written contract establishes buyer  agency. It also explains services the REALTOR will provide, spells out who will pay and specifies what obligations a buyer may have. Typically, buyers will be obliged to work exclusively with that REALTOR. Buyer agency contract must also have a expiry date, which means after the expiry date you are free to work with any other buyer agent you wish for. It can also be cancelled at at any time with mutual agreement between buyer and buyer agent.

A REALTOR working for a buyer will keep information about the buyer confidential from the seller.

3. Buyer Customer Service Agent

If a buyer does not wish to sign a buyer agency contract with buyer agent, the agent can still work with buyer and provide the buyer customer service. This in term means the agent will be fair to both home seller and the buyer. 4. Dual Agent

Now a days, a for sale sign and a nice online photo does not make the cut. You will need to consider things like staging your home and involving a Realtor to properly advertise internally.

3. Get help

If you’ve bought and sold half a dozen homes of your own or you live in a sought-after neighborhood where they sell in two days, you might be able to pull it off on your own. If you aren’t a seasoned Realtor, however, you might want to consider allowing a professional to take over. Some people even feel more comfortable buying from a professional Realtor.

4. Fix things that are broken

If sellers walk through your house and can blatantly see all the things they are going to need to fix to move in, not only may this be a deterrent, but they might wonder about all the things they are not seeing. Unless they are prepared for major renovations, they will move on to the next home.
